Its streets include Holiday Drive, Pinetree Avenue, South Lagoon Drive, Beach Drive, and Sunset Avenue, and it runs between Thomas Drive and the water.
Homes range from modest two-bedroom properties up to large eight-bedroom houses. That upper end reflects a real characteristic of the neighborhood: a meaningful share of the housing stock here is bought and operated as short-term rental investment, which is why unusually large bedroom counts turn up. Biltmore Beach

Crescent Beach is a small plat around Beach Drive, and Silver Sands Beach sits on the Surf Drive beachfront — both are genuinely here, both are tiny, and listings in either are infrequent enough that they're best searched as part of this wider area rather than on their own.

These are old beach neighborhoods with no single governing association, so the property-by-property variation is larger than in any planned community — construction era, elevation, and insurance cost can differ sharply between houses on the same block. Pin those down individually rather than reasoning from the neighborhood. Because the plats interleave, always confirm which plat a specific home is actually in for title and MLS purposes even though the neighborhoods read as one on the ground. Short-term rental activity is a real feature of this area, particularly in Holiday Beach — if you're buying to live here, ask about how surrounding properties are used; if you're buying to rent, verify the rules for that specific property rather than assuming the neighborhood's general pattern applies. And check flood zone and elevation certificates per lot, which on this stretch is not a formality.
