About Wild Heron
Wild Heron sits on Lake Powell — the largest coastal dune lake in North America — at the far west end of Panama City Beach (zip 32413), between Laguna Beach and Inlet Beach, close enough to Rosemary Beach's Barret Square and Pier Park that the community markets itself as sitting between both. It's the same general corner of the corridor as Carillon Beach and Laguna Beach, right up against the Walton County line.
The Golf Course and the Conservation Land
The community is built around the private Shark's Tooth Golf Course (Audubon Silver Signature-certified, part of the Watersound Club) and a genuinely large conservation footprint — roughly 206 acres, more than half the development, set aside as green space around the lake. Housing ranges from single-family custom homes and craftsman-style bungalows to townhomes and lakefront or golf-facing condos, all under 24-hour guarded-gate security. FirstService Residential manages the HOA.
A Rental-Restricted Community
One thing worth knowing up front: Wild Heron is explicitly marketed as a "rental-restricted community," a different posture than most of the resort-style communities on this site — this is built for full-time or seasonal owners more than short-term rental investors.
What to Know About Buying at Wild Heron
Because Wild Heron restricts short-term rentals, confirm the current rules directly before buying if rental income is part of your plan — this isn't a resort-condo-style property despite the resort-caliber amenities. Golf-course and lakefront lots carry a real premium over interior homesites, and HOA dues fund both the conservation upkeep and the guarded gate, so budget accordingly. Ask which specific product type (custom home, bungalow, townhome, or condo) a listing is, since ownership structure and dues can differ meaningfully across the community's mix.
